Is this considered Mountain Contemporary Design?

The design was inspired by the architecture of Frank Lloyd Wright, and perfected by Utah native and design pioneer in our area, Mike Upwall. Regardless of the label we apply, these homes deliver on Wright’s idea that a home should be “of” the mountain not “on” the mountain. Large window and open floor plans seamlessly integrate Utah’s nature into your living experience.

Is it true that it costs more to build custom contemporary homes? Why?

Yes, building contemporary does cost more, approximately $400/SF and up. The clean lines and open living spaces, in contemporary architecture demand hidden beams. This causes engineers and architects to design with more structural steel, which results in a more expensive structure even before any of the finishes are selected. No trim is used to transition materials in this design which makes the process much more difficult and requires true craftsmen to accomplish the seamless clean lines.

Are the residences furnished?

No, these are residences designed to the highest standard, but then turned over to the owner to live in them as they see fit. Our interior designer, Michele King would be pleased to work with any buyer to create a furniture package that fits there unique tastes and fits into the space as designed.

Does a flat roof work in ski country?

A flat roof is a great design in ski country if the home has been designed to support the extra weight of the snow. When designed properly it reduces the amount of snow and ice that can slide off the roof causing problems below. It can also add insulation value to the home and look beautiful in the winter.

What soundproofing has been incorporated?

The shared wall in each duplex is a concrete barrier between the two residences from foundation to roof.

What other innovative mountain ideas have been incorporated?

  • Grass roof with integrated drainage and irrigation. The look is fantastic with native grasses and flowers and the functionality makes well worth the effort.
  • Heated bathroom floors – Our homes are conditioned using a forced air heating and air conditioning system. However, nothing makes waking up better than heated bathroom tile floors when the winter chill is trying to keep you in bed.
  • Integrated motorized sun/night shades – These motorized shades bring privacy and reduce the glare of the sun at the touch of a button.
  • Heated drive and garage – Keeping the snow in its place when you have a second home can be challenging. Heated driveways and garage floors ensure that you home remains accessible even when you are out of town.

How many residences are planned for Enclave at Sun Canyon?

There are a total of 37 total residences consisting of 4custom homes, 13 detached townhome residences, and 20 duplex townhome residences.

How many are complete or under construction?

There are a total of 2 custom homes and 10 townhomes complete or near completion. An additional 6 residences in phase II are starting construction as we speak.

How long does it take to build each home?

From first shovel of dirt to owner move-in, each home takes approximately 1 year to complete.

Is there an HOA? Yes, the legal form of ownership is called a PUD.

This means they are not condominiums and don’t have an condominium association. However, the collection of residences is part of a Home Owners Association which funds the cost of snow removal, maintenance of roads, bridge, trails, landscaping and water feature within the neighborhood, as well as escrowing money for exterior maintenance of each building. The current fee is $318 per month and is billed quarterly.

Are rentals allowed?

Yes, rental of your property is allowed with a minimum 3 night stay.

How much are property taxes?

Property taxes are currently either 0.8631% of value as a second home or 0.8631% of 55% of value if the property is declared a Primary Residence by the owner.

Are there amenities associated with Enclave?

Land has been allocated and reserved near the entry bridge that could accommodate a clubhouse, pool, and postal boxes. This space will be owned by the HOA and can be developed by the owners according to what they believe will enhance their ownership. There are other options within the area for fitness, ski valet and pool.

Is there a model?

Yes, the model residence located at 4840 Enclave, Park City, UT 84098 15 is open 7 days per week from 1PM to 5PM, or we would be happy to meet you anytime with your customer to tour.

When will the property be complete?

Buyers interested in Phase II residences will take delivery in Winter 2016.

Can my client change the residence’ finishes?

Each buyer will be given a complete design package to review during their due diligence period detailing every finish throughout the home. Once the Buyer has committed to the property, the Seller will work with the Buyer to make alterations to the plans at the Buyers expense.

What is Included in the Base Offering?

Will the Land Behind the Development Ever be Developed?

The 68 acres behind the Enclave at Sun Canyon development were purchased by the developer Steve Urry and donated to the nature conservancy. As a result, Enclave residents will enjoy unobstructed views and a half mile of private trails linking to Rob’s trail and Park City’s Mid Mountain trail system. Most of the area behind the development is wooded, providing hikers and bikers with acres of shaded trails to enjoy in the summer and challenging terrain for snowshoeing in the winter.

What is the Construction Warranty Provided by the Builder?

Synergy Construction will provide a one year limited builder warranty on all material and workmanship, commencing on the date of close of escrow.
